Bel Mare Resident FAQs

As of 11/8/17, the gate on the north end of the common walkway will be replaced and a new lock installed. This gate is located as you leave the common walkway around the Bel Mare lake. The new code will be a 5 digit code that you will need to get out to ONLY authorized residents of the various communities and Marina. Code……3…2…4…1…5 

The code to access the pedestrian gate at Laguna is 1-2-3.

We have an Administrator onsite Monday through Friday from 8:00AM until 4:30PM. We also have a security guard from 1:00PM until about 10:00PM Monday through Friday and 8:00AM – 10:00PM Saturday and Sunday. However, problems do crop up later in the evening and on the weekends. There are two sources of support for those problems that arise during these hours. For emergencies, obviously contact the local fire station, police station, or paramedics by dialing 911. For building related emergencies such as a flood, you can also contact Castle Support at (800) 337-5850 

You should have three keys as well as an electronic fob. One of the keys is the one for your unit and utilities room that contains your air handlers and water heater. The second is the key for common access via doors from the garage, the front doors, keyed gates, trash collection area, and the user storage area. The third key is to your mailbox in the mail area of your building.

You the owner are responsible for permitting and controlling access by any contractor you have retained to work on your unit. Contractors are only allowed weekdays between the hours of 8:00 AM and 5:00 PM. If your contractor requires access to locked / secured areas, please call the onsite office prior to their arrival to coordinate.

All contractors must enter and exit through the garage entrance and use the service elevators only. No contractor vehicles are allowed in the underground garage area.

As part of your move in package, you should have been given a three number/key resident elevator access code. To take the elevator to your floor, press the appropriate button for your floor and door and then enter the three key access code. At this point, the elevator button you originally selected for the floor/door will illuminate red and the elevator should begin moving. No access code is needed to access the amenities level or the ground floor. The service elevator also has a three number/key access code, but it is common for the entire building. This code is updated periodically and can be obtained from the onsite administrator. This code must also be used to go to the amenities level if you are using the service elevator. 

The fitness center can be reached by walking up the sidewalk leading from the northeast garage door entrance as well as the driveway off of Haben Avenue. Before you reach the fitness center, you will encounter a gate in which your amenity key to open. Once you have passed through this gate, you will be able to enter the fitness center area. The key FOB that you use for access to enter the buildings will also open this door. When you leave the fitness center, please ensure that the doors and gates are locked.

The FOB allows access to the main gates, the garage entry, and the front door to your building. The upper button will open the main gates. Press and hold it until the gates open. The lower button opens the garage door. Again, hold it until the gate begins to open. The front doors are opened by holding the fob against the numeric keypad to the right of the display pedestal in front of the building main entry. The FOBs are also used to access the fitness center, the social room, the theater room, and the billiards room. Extra FOBs can be purchased from the onsite Administrator.

There are four ways to open the front door of the building:

  • Using the electronic key fob as discussed in the FOB Access section of the FAQ
  • Entering the code provided by the onsite supervisor
  • Using your building key
  • Calling a resident through the “call box”

There are four gas grills on the amenities deck for your use. You will need to supply your own cooking utensils. Cleaning tools are supplied for your use. Please clean the grill after use as a courtesy to the next user. Our housekeeping staff will also provide a follow up cleaning, on an as needed basis, one time per day on weekdays. If you experience a problem with a grill please write a work order so our maintenance staff can address the issue.

No grills of any kind are allowed on the balconies, this includes electric grills as well.

If a guest, or other person desiring access to the property, scrolls to your name on the entry pedestals, and presses call, your telephone, as listed in the information provided to the management company, will ring. When you answer, you may converse with the party desiring access. If you wish to grant access, press the “9” key on your telephone keypad. This will disconnect you and open the resource from which the call was made, i.e., the gates from the pedestal near the gatehouse, or the front door from the pedestal nearest the front door.

The hot tub operation is straightforward. Near each hot tub there is a rotary twist timer that will turn on the spa jets for a 15 minute period. Simply twist the knob clockwise for the number of minutes desired. If you leave the hot tub before the 15 minutes are up, simply turn the knob back counterclockwise to turn the spa pumps off. There is also an emergency cutoff switch next to the timer if the need arises. Also, please heed the warning signs placed near the spa and pool. Because the pool and spa have automatic chlorination systems, there is also a red warning light that will begin flashing if a malfunction is detected. If this light begins flashing, please leave the pool or spa and do not reenter it until the problem has been corrected.

The health department restricts the hot tub usage to the period of ‘Dawn until Dusk’. Anyone using the pools and hot tubs after dusk/before dawn will be subject to fines.

One of the courtesies that we can extend to our neighbors is to control the noise that emanates from our units. While Bel Mare is very soundproof, having insulation in all of the walls between units, the floor of your unit is the ceiling of the unit below. For the most part, little sound penetrates this thick concrete slab but the noise created by chairs and furniture being scraped across it does. If you have furniture that makes that sort of sound, please consider either putting carpeting under it or placing carpeted furniture glides on the legs. These are readily available at the hardware or home improvement store. This simple change will ensure that you and your downstairs neighbor can live together harmoniously. Thanks!

Mail delivery is made Monday through Saturday at approximately noon. The delivery schedule varies so do not rely on this time for critical mailings. FedEx and UPS also make deliveries to the buildings as necessary. All of these delivery services have their own access codes to the front gates and front building doors so you do not have to be home to receive deliveries unless a signature is required. Residents are responsible for coordinating/receiving deliveries. All packages should be delivered to the mailroom, not to your unit. Packages will be left in the mail area and mail will be left in your individual mailbox. You should have received the key to your mailbox at closing.

PACKAGES LEFT IN THE MAIL ROOM ARE LEFT AT YOUR OWN RISK! If you have valuables being delivered, we suggest you be home or have it delivered to your place of business so you can personally sign and receive your package. Newspapers are thrown over the fence in front of each building onto the circular drive. As a courtesy, the first resident to retrieve their paper has been bringing the other papers to the front concierge desk.

The pools are heated per the pool and spa heating protocol which can be found in the the ‘Documents’ section under the category ‘Condo Rules and Regulations’. Effective 4/15/2024 (Monday @ 11:00am) the new code will be: 2-4-6

Each floor has a trash chute that empties into a dumpster on the garage level. Please bag all of your trash in plastic bags to prevent the accumulation of garbage in the chute that would attract vermin and create unwelcome odors. The dumpsters are emptied on Monday, Wednesday, and Friday of each week. Recycling is Monday.

Only items that can be bagged in a garbage bag are allowed to go down the chute. Larger items must be transported to the trash room. Your amenities key will open this room.

To reduce the volume of trash, please do not place cardboard boxes in the dumpsters. Please place them in the trash room and, as a courtesy to the housekeeping staff, please cut them down so they can dispose of them efficiently.

Residents must contact the City of Palmetto to arrange for a special pick-up of large items, such as furniture, bedding, etc.

We need to address the usage of the workshops. Residents are responsible for cleaning up after themselves after each use of area. Workshops are not equipped for painting. Any painting should be performed in the outdoors No Storage of volatilizes within the workshop. Any chemicals that you use or have in the workshop must be removed immediately When using any type of tool that will produce a significant amount of dust, you must connect a high powered vacuum to the tool or use the tool in the outdoors We appreciate your cooperation in this matter.

A few reminders:

  • Absolutely NO Spray Painting.
  • Clean up – No debris left behind.
  • Place ongoing projects to the side so others have room to work.
  •  Only use a saw with vacuum attached – sawdust will clog vents.

Each unit owner is automatically a member of the Condominium Association and entitled to one vote (voting interest) relative to all Association matters requiring the approval of the unit owners.

Use and Occupancy of the unit and use of the common elements and the Association property by the unit owners, family members, lessees, and/or guests, are all subject to various condominium document restrictions.

A unit owner may not lease its unit for a period of less than three months and no more than twice per year.

$4,235 per quarter.  They are due in January, April, July and October.

The owner of each unit in the Condominium is required to be a member of the Riviera Dunes Master Association, Inc. (“Master Association”).  Each unit has one vote in all Master Association matters, but all votes are cast by a representative selected by the Board of Directors of the Condominium Association.  The Master Association Assessments are payable to the Condominium Association.  The Condominium Association is responsible for the collection and payment of the Master Association Assessments to the Master Association.

There is no requirement for payment of rent or land use fees for recreational or other commonly used facilities.
