President’s Message

Greetings –

We are all awaiting the safe reopening of our amenities, which have been closed since March 21st in an effort to contribute to slowing and halting the COVID-19 pandemic, and to keeping us and those around us safe. The Board and Management, in consultation with Castle Management Group, have been keeping close track of federal, state, and county developments which, along with the advice of Bel Mare’s attorney, will guide the Board’s decision about reopening our amenities. Board Member Todd Loescher has been developing an implementation plan with Toni and Marie and we thank them for their input. As we work out the final details, it is clear that any plan will include a commitment to social distancing and sanitizing certain surfaces before and after use as our “new normal.”

The Board also has tried to keep things moving forward. To that end, we now have a fining policy in place to address violations of the Declaration of Condominium and other Governing Documents. All of these can be found on the Bel Mare website.

Our staff has been busy during this trying time, and has taken the opportunity to work on projects more easily attended to during closure of the amenities and suspension of certain business activities during the statewide stay-at-home order, in addition to regular work and projects, including the following:

• Replacement and sealing of the pavers at the Fitness Center lap pool
• Replacement of hot water heaters in Building 1 and 2 Guest Suites
• Deep cleaning and carpet cleaning of the Fitness Center, Guest Suites, Theater Rooms, Conference Rooms, and Building 2 Social Room (the Building 1 Social Room was done recently)
• Cleaning and replacing security camera lenses that were causing poor image quality
• Toni and Marie updated Hurricane Plan and folders for 2020
• Researching pricing and ordering hand sanitizer dispensers for placement near elevators
• Ordering pet tags that will be distributed to pet owners to help ensure proper registration of pets
• Deep cleaning Buildings 1 and 2 fountains and fountain pumps
• Sanitizing high-touch areas such as elevator buttons, mail areas, door handles, front entry keypads every few hours, and ensuring extra sanitizing by janitorial service
• Repair of the davit on the Building 2 roof, which was a recall item
• Reinforcement of lightning rod attachments
• Inventory of bicycles in bicycle storage area
• Peter and Leon were able to get the roof louvers to close that had not closed properly for years, which may help alleviate trouble opening certain doors on windy days
• Peter and Leon updated reference documents for the electric panel breakers and added identification labels for clarity
• Pergolas cleaned on amenity decks outside of Buildings 1 and 2
• Building 1 aaon unit compressor installed; air was not circulating properly, so Peter investigated and discovered this occurred because the fire damper had been closed
• Toni met with janitorial service regarding standard of cleaning services provided and ways to improve
• Marie followed up with City of Palmetto regarding a water/sewer bill associated with drainage and refilling of the Building 2 pool; credit expected as a result
• Marie followed up with ThyssenKrupp, which did not perform scheduled monthly maintenance
• Peter noticed pools were not chlorinating properly and followed up with vendor
• Fire pump drain spout reconfigured so that it empties into the drain properly
• Air filters in Guest Suites replaced
• Toni contacted janitorial service to make sure that contracted cleaning of stairwells is being performed
• Marie got a credit for an erroneous charge on a waste removal bill
• Motor in domestic hot water pump booster not working, so Peter replaced it with a spare that he had on hand
• City of Palmetto was onsite to repair backflow valves that had not been functioning properly for years
• Peter and Leon replaced the dilapidated bocce court
• Toni addressed vendor about unsatisfactory pool maintenance
